With the real estate annuity of your home
Many people dream of spending their retirement in their own four walls. But the financial burden of owning a home and the effort required to maintain it accordingly are often underestimated. A real estate annuity can provide a solution to rid yourself of real estate debt, or enjoy greater financial freedom on a monthly basis. By selling your home, you receive a lifetime right to live in your property and a monthly payout. We work closely with the Liebenau Foundation, a non-profit church-owned company that is active in healthcare as well as in care for the elderly and disabled, among other things. If you would like to take advantage of the real estate annuity, Wüstenrot Immobilien will check whether the criteria for the so-called Zustifterrente of the Liebenau Foundation apply. If so, you agree with the foundation on a monthly payment for which you sign over your real estate property to the foundation. You retain a lifelong right of residence, which is entered in the land register. However, the ownership of your home becomes the property of the Foundation with all rights and obligations.
A real estate annuity is also commonly called a reverse mortgage. However, unlike real estate annuitization with the Liebenau Foundation, in a traditional reverse mortgage the real estate purchase agreement is made with a bank. The real estate is used as collateral for a loan agreement.
Three conditions must be met for you to annuitize your property:
- The youngest resident of the property is at least 65 years old.
- The property may not be encumbered by more than one third.
- The property must be worth at least €250,000.
An endowment pension is mainly considered by older childless couples or single people who are fit enough to stay in their house or condominium for a long time. The advantages of real estate annuitization are obvious:
- monthly extra income
- Right of residence without rental costs for life, secured by the land register entry
- Notarization by a notary public
- no financial effort for the conclusion of the annuity (the Liebenau Foundation bears all costs)
- Support for the charitable work of the Foundation
